To obtain a Texas Real Estate Sales Agent License, follow these steps:

Step 1: Meet the Basic Requirements

• Be at least 18 years old
• Be a U.S. citizen or legal resident
• Meet TREC’s (Texas Real Estate Commission) honesty, trustworthiness, and integrity standards

Step 2: Complete 180 Hours of Pre-Licensing Education

You must complete six TREC-approved courses:

1. Principles of Real Estate I – 30 hours
2. Principles of Real Estate II – 30 hours
3. Law of Agency – 30 hours
4. Law of Contracts – 30 hours
5. Promulgated Contract Forms – 30 hours
6. Real Estate Finance – 30 hours

Courses can be taken online or in person through TREC-approved providers.

Step 3: Submit Your Application & Pay Fees

• Apply online at TREC’s website
• Pay the $185 application fee

Step 4: Get Fingerprinted & Pass a Background Check

• Schedule an appointment with IdentoGO and pay the $38.25 fingerprinting fee
• TREC will conduct a criminal background check

Step 5: Pass the Texas Real Estate Exam

• Schedule your exam through Pearson VUE ($43 fee)
• The test consists of:
  • National Portion: 85 questions (minimum passing score: 56/85)
  • State Portion: 40 questions (minimum passing score: 21/40)
• You have 4 hours to complete the exam

Step 6: Find a Sponsoring Broker

• You must work under a licensed Texas real estate broker
• Your broker must sponsor you before you can receive an active license

Step 7: Receive Your Active License

Once your application is approved and a broker sponsors you, TREC will issue your real estate sales agent license

Post-License Requirement: Continuing Education

• Before renewing your license (after two years), complete 98 hours of additional coursework (Sales Apprentice Education – SAE)
